Quick answers

Can a landlord charge me for junk I leave behind?

Yes, a landlord can use your deposit to pay for cleaning and other things you agreed to in your lease, and must tell you in writing why any part was kept. Hauling the leftovers before the final walkthrough removes the reason for that deduction.

What can't go on a move-out haul?

Paint, solvents, chemicals, pesticides, propane tanks, batteries and fluorescent tubes stay off the truck and go to a household hazardous waste drop-off. Tires, hot tubs, pianos and safes are not hauled. Furniture, mattresses, boxes, refrigerators and freezers are fine.

Can usable furniture be donated instead of dumped?

Often, yes: Habitat for Humanity ReStores take building materials, furniture and appliances, but they turn away mattresses and box springs. Set donation pieces apart so they can be dropped off before the landfill run.

What 24/7 Express Handyman Service does on site

  • Hauls the furniture, mattresses, boxes and odds and ends left behind after the truck pulls away
  • Clears closets, the garage bay, the patio and the curb so the unit is empty for the final walkthrough
  • Pulls usable furniture aside for donation drop-off before the rest goes to the landfill

How it works

  1. Photos or a walk-through of what is left and a date that works before the lease ends or the new owner takes over
  2. Hazardous leftovers such as paint, chemicals and propane are set aside for a household hazardous waste drop-off
  3. Loading, a room-by-room check of closets and cabinets, then a sweep of the emptied floors
  4. Referred out: carpet cleaning and deep cleaning go to a cleaning company, and anything plumbed or wired in stays for a licensed trade

When to stop and call

If the leftovers include propane tanks, pesticides or unlabeled chemicals, 24/7 Express Handyman Service leaves them for a household hazardous waste drop-off and hauls the rest.

What happens next

  • The written scope and price come first; disposal is billed at cost from the landfill or transfer-station receipt, with a photo of the empty unit when the load is gone.
  • Photograph the damage before anything is moved and keep every receipt; 24/7 Express Handyman Service provides an itemised invoice your insurer may ask for. The dispatch fee and job cost are paid by you on the day.

By zone

  • Zone A

    Salt Lake City & Millcreek

Salt Lake City's Call 2 Haul takes a pile about 8 feet wide, 4 feet deep and 4 feet high; bigger move-out loads go to the Salt Lake Valley Landfill, which charges $18 per mattress or box spring and $20 per Freon-containing unit.

  • Zone B

    Park City & Summit County

Summit County landfills charge by weight except for Freon-containing units, tires, mattresses and reuse items, and uncovered loads pay a double fee. The Habitat ReStore at 6280 Silver Creek Drive takes gently used furniture, but never broken items, clothing or mattresses.

  • Zone C

    Heber Valley & Wasatch County

Wasatch County's transfer station at 2015 West 3000 South in Heber City charges $56 per ton, with a $20 minimum for a secured load or $25 if it isn't tarped or strapped. Refrigerators and freezers need a technician tag showing the refrigerant was legally recovered. Since November 1, 2022, the station has told licensed contractors to take their loads elsewhere, so a hauled load may go to Ace Intermountain Recycling in Heber City instead; the fee is billed at cost either way.

Every job 24/7 Express Handyman Service takes on is under $3,000 including labor, materials and any change orders (Utah Code §58-55-305); a change that would push a job over that line is referred to a licensed contractor, not written up as a second job. plumbing, electrical, HVAC, gas appliance / combustion system work is referred to a licensed trade.
