Quick answers

Can a handyman fix a rental the same day guests check in?

Yes, for most small repairs. Latches, loose hardware, broken blinds, wall scuffs, battery alarms and lock resets are usually same-visit fixes. Send the list, photos and check-in time first so the most visible problems get done before guests arrive.

How often should rental smoke alarms be tested?

Every month. The U.S. Fire Administration says to test smoke alarms monthly, replace 9-volt batteries at least once a year, and replace the alarm itself 10 years from its manufacture date. A turnover between guests is a practical time to check.

What should be checked before guests check in?

Check anything a guest touches in the first hour. Test every door lock and keypad, open and close the blinds and windows, tug on towel bars and railings, test the alarms, and look for scuffs, loose trim and anything hanging crooked.

What 24/7 Express Handyman Service does on site

  • Fixes the guest-facing problems a bad review would mention: a door that will not latch, a loose towel bar, a broken blind, a wobbly bed frame or a torn screen.
  • Resets keypad and deadbolt locks, swaps smoke and CO alarm batteries or plug-in units, and tests every alarm before guests arrive.
  • Patches and touches up scuffed walls and trim, rehangs fallen art and mirrors, and sends photos of each fix to the owner or manager.

How it works

  1. The cleaner or manager sends the list and photos, along with the guest check-in time.
  2. Each fix is scoped and confirmed in writing, with anything that cannot be finished before check-in flagged right away.
  3. Repairs are done in order of what guests will notice first, then photographed so the unit can be released.
  4. Referred out: plumbing leaks and clogs, electrical and wiring problems, heating, cooling and appliance service, and paint touch-ups in pre-1978 homes larger than 6 square feet per room inside or 20 square feet outside.

When to stop and call

If guests arrive in hours and a door will not lock, an alarm keeps chirping or something is hanging loose, call now. 24/7 Express Handyman Service handles the fast fixes and flags anything that needs a licensed plumber or electrician.

What happens next

  • The written scope comes first, confirmed against the check-in time; photos of each finished item go to the owner or manager so the unit can be released to guests.
  • Photograph the damage before anything is moved and keep every receipt; 24/7 Express Handyman Service provides an itemised invoice your insurer may ask for. The dispatch fee and job cost are paid by you on the day.

Every job 24/7 Express Handyman Service takes on is under $3,000 including labor, materials and any change orders (Utah Code §58-55-305); a change that would push a job over that line is referred to a licensed contractor, not written up as a second job. plumbing, electrical, HVAC, gas appliance / combustion system work is referred to a licensed trade.
