Throughout much of Emigration Canyon, private land has been developed into residential lots of varying sizes that are primarily single-family, and sites near the road were largely developed long ago, with some vacant lots left because of steep hillsides. (Emigration Canyon General Plan 2022) Of the structures counted in Emigration Canyon's general plan, 298 were built before 1970 and are unlikely to have earthquake safety features unless retrofitted, 94 were built between 1970 and 1979, and 356 were built in 1980 or later. (Emigration Canyon General Plan 2022) Emigration Canyon has a high risk of wildfires, and although it is a Firewise community, fires are hard to fight there because of the terrain. (Emigration Canyon General Plan 2022) Landslides have historically occurred in Emigration Canyon, especially in the steep areas of Pinecrest; much of the canyon has slopes over 30 percent, and a landslide could close the road in several places. (Emigration Canyon General Plan 2022) State law requires all existing and new development in Emigration Canyon to provide individual septic tank drain fields and holding vaults, which the Salt Lake Valley Health Department regulates.
